Lowdnes Place Belgravia

Lowdnes Place was an eight month renovation project on a spectacular Listed Building in Belgravia, I would argue that it’s in one of the most prestigious address in the Capital. We are keeping good company with the King of Jordan and the Bamfords as neighbours!

Whilst the property enjoys all the period features that I adore, the additional issue of its grading presented an array of planning restrictions. Fortunately, we’re experienced in this type of renovation and saw it as an opportunity to seek creativity from the professional team, and they certainly delivered!

One of the most challenging aspects of this project was the conversion of the under pavement vaults, we underpinned these before tanking. We then extended a guest bedroom incorporating the vaults with their beautiful curved ceilings into a dressing room and ensuite. We also built a purpose built plant room to house all the brains to the house.

It never ceases to amaze me how some designers don’t plan for this. It’s one of the most important aspects when dealing with refurbishments, you must have a robust plant room and back of house operating system. We complemented this by bringing in new services, gas, water and electric from the road.

We worked hard with the planners to bring the building up to modern standards including a huge glass rooflight to a flat roof area of the property at the rear, this gave us the natural light we wanted, flooding the reception room with natural light.

Space planning is at the heart of what we do, and we spend a lot of time working on the layout changes to make the most of the space and of course how you live in it. Whilst some of these designs are obvious some are more subtle with areas of storage custom built to house utilitarian products such as vacuum cleaners, mops and buckets etc. Everything has its place and this all starts at the beginning of our design process. We even have a bespoke joinery built unit to house the iron!

Whilst I love getting personally involved in the interior design, the credit definitely belongs to our wider team. They took a handle of the brief and ran with it, down to the small details in skirting, coving and plinth work detailing. We work closely with Castrads who design the bespoke cast iron radiators that were custom sprayed and colour matched for each room. We also custom made furniture for this property including beds and headboards. This mixed in with some antique pieces which we are constantly on the look out for, some of the pieces we find years prior and hold them in our warehouse, knowing we will use them on the right project!

The master bedroom suite is located on the lower ground floor. It enjoys a luxurious sized bathroom with a fabric clad custom roll-top bath. The marble surfaces are broken with brass jointing and luxury brassware. Adjacent to the master ensuite is the custom built dressing room, also with bespoke joinery.

A second bedroom suite, with its own dressing room and ensuite enjoys access onto a private patio garden. We landscaped this area with Italian terracotta pots and architectural shrubbery. Finally, the first floor provides a private third bedroom/study and completes the development.

It’s not very often houses in this street ever come up for sale, we have just listed with the Knight Frank office and I suspect it won’t be on the market very long!
